Gross vs net yield
Gross yield is the annual rent as a percentage of the property value, before any costs. Net yield takes off the running costs (management, insurance, maintenance, voids, service charge and ground rent) so it reflects what the property actually returns.
Lenders stress-test the rent, not the yield, but yield is the fastest way to compare deals and spot whether a refurbishment or a switch to an HMO would lift the return.
