My buy-to-let mortgage comparison
I define the rental property and funding request before comparing lenders. The price or value, rent, deposit or equity, ownership structure, portfolio and exit show which routes may fit.

Buy-to-let mortgage broker
A buy-to-let mortgage broker connects a defined rental-property case with lenders whose current criteria may fit. The work begins with the rent, property, deposit, borrower and ownership structure rather than a list of advertised rates.
I use Vortex to compare suitable routes, understand the trade-offs and prepare one coherent application. Vortex uses a broad but non-exhaustive whole-of-market panel and does not claim that every provider is available or appropriate.
The broker gathers the case facts, checks stated criteria, explains the proposed structure and coordinates documents. The lender assesses the application, instructs valuation, sets conditions and decides whether to lend.
A useful comparison separates what is known from what remains subject to checks. This reduces the risk of selecting a product whose rental calculation, property policy or ownership rules do not match the transaction.
Buy-to-let rental income assessment
Rental income is a central part of buy-to-let affordability. The lender compares supported rent with the mortgage interest under its policy, while also considering the property, borrower and requested loan.
I provide the expected or current rent and the evidence behind it. A tenancy, agent appraisal or valuer’s market-rent opinion can carry different weight depending on lender and transaction stage.
The lender may use the lower of current and assessed market rent, or apply a case-specific approach. Short lets, HMOs, commercial elements, related-party tenancies and unusual occupancy can lead to different criteria.
Vortex tests the request against suitable lender methods before submission. That working assessment is not an approval or promise of a particular loan amount.
Buy-to-let interest cover ratio and stress rate
The interest cover ratio compares rental income with stressed mortgage interest. The stress rate is a notional rate used in that calculation and can differ from the product pay rate.
Lenders set their own calculation, coverage requirement and treatment of product type, borrower tax status, ownership and property. A five-year fixed product, shorter fixed period and variable route can be assessed differently.
I compare the requested borrowing under each relevant lender’s current test. When rent does not support the request, the practical choices can include more deposit, a lower loan, another suitable product or a different property plan.
The calculation should show its assumptions. It does not replace the lender’s assessment after valuation and full underwriting.
Buy-to-let loan to value and deposit or equity
Loan to value compares the mortgage with the value accepted by the lender. On a purchase, the lender can also consider the price paid and the source of the deposit.
I map the purchase price or current value, existing mortgage, requested loan, deposit or equity and any capital raising. This shows whether the rental calculation or the loan-to-value policy is the tighter limit.
Property type, condition, tenancy, location, ownership, borrower profile and product can affect the available funding level. There is no single maximum across every lender or case.
A larger deposit can reduce borrowing and interest, but the wider investment decision also includes liquidity, acquisition costs, works and reserves. Vortex arranges finance and does not provide investment or tax advice.
Buy-to-let property and valuation
The lender considers whether the property is acceptable security and suitable for the proposed letting. Construction, condition, tenure, access, location, title, occupancy and market demand can affect the decision.
A standard single-let house can follow a different route from a flat above commercial premises, HMO, multi-unit block, holiday let, serviced accommodation or property needing material work.
Valuation can address market value, market rent, condition, saleability and comparable evidence. The lender decides the valuation type and may revise the requested loan when the accepted value or rent differs from the application.
I disclose unusual features, works, tenancy terms and planning or licensing points early. That allows Vortex to check lender appetite before professional costs are incurred.
Personal name and limited company buy-to-let
A buy-to-let mortgage can be arranged in a personal name or through an eligible company, subject to lender policy. The borrower and legal owner must match the proposed structure and application.
Personal-name and limited company routes can differ in lender choice, rental stress, pricing, guarantees, legal work and administration. Those finance differences should be compared without assuming one ownership structure is best.
Tax treatment depends on personal circumstances, company activity, existing holdings, acquisition plan and future extraction of profit. Vortex refers that decision to a qualified tax specialist and does not recommend a structure on tax grounds.
I settle the intended ownership with suitable legal and tax advice before a lender application. Changing borrower or purchaser late in the transaction can alter underwriting and conveyancing.
Portfolio landlord mortgage assessment
A portfolio landlord application can require information about more than the subject property. Lender definitions and policies vary, so the current lender rule must be checked rather than assumed.
The lender may review the number of properties and mortgages, total borrowing, aggregate value, portfolio rent, geographic concentration, ownership, experience and performance. It can apply both property-level and portfolio-level stress tests.
I prepare a consistent schedule showing address, ownership, value, rent, mortgage balance, payment and lender for each relevant property. Existing company and personal holdings should be distinguished.
Vortex uses the schedule to identify suitable portfolio policies and explain any concentration, exposure or rental-coverage issue before submission.
Buy-to-let borrower profile
The lender assesses the people behind the mortgage as well as the rent. Identity, residence, age, income source, existing commitments, property experience and credit history can all form part of underwriting.
Some routes accept first-time landlords, limited experience or historic credit events, while others apply narrower criteria. No single outcome follows from one fact without the rest of the case.
I explain a material credit event with the date, amount, cause and current position. Early disclosure helps Vortex avoid routes that clearly conflict with lender policy.
Company applications can include checks on directors, shareholders and connected parties. The company structure does not remove personal due diligence.
Buy-to-let mortgage documents
A complete file can require:
- identity, address and borrower records;
- purchase, title or existing-mortgage information;
- deposit, equity and source-of-funds evidence;
- current or expected rental evidence;
- property use, tenancy, condition and access details;
- portfolio schedule and mortgage statements where relevant;
- company records, ownership and accounts where relevant;
- income, experience and material credit explanations.
I check that names, values, balances, rents and ownership agree across the documents. The lender may request additional case-specific evidence after valuation or underwriting.

Buy-to-let mortgage rates and costs
A mortgage comparison includes the pay rate, product period, reversion basis, lender fee, valuation, legal work, broker charge, early repayment terms and total cost over the intended ownership period.
A lower rate can carry a higher fee or a rental test that supports less borrowing. A fee-added product can increase the mortgage balance. A short product period can create an earlier refinancing decision.
Vortex discloses its broker charge and any lender commission in writing before I commit. The lender confirms formal pricing after its checks, and third-party costs remain subject to the provider instructed.
I compare cost beside rental support, lender fit, conditions and exit. Price cannot repair a route that does not fit the property or borrower.
Buy-to-let refinance and exit
A purchase mortgage needs a plan for the product period and longer-term ownership. A refinance needs a reason, such as replacing an existing rate, releasing capital, changing facility or funding another investment.
The lender assesses the current value, rent, mortgage balance, payment history, purpose of funds and borrower position. Capital raising can carry different criteria from a straight refinance.
I record the intended holding period, likely refinancing point and fallback. Sale, continued letting and later refinance have different cost and timing implications.
Early repayment charges and product dates belong in the decision. Vortex can arrange and compare finance but cannot predict future rates, values or rents.
Buy-to-let mortgage application process
The process begins with the property, rent, amount, deposit or equity, ownership, portfolio and borrower facts. Vortex checks suitable lender criteria and explains the proposed shortlist.
With authority, Vortex packages the application and coordinates the lender, valuation and solicitor stages. A decision in principle is not a mortgage offer and can change after checks.
Outstanding conditions can include valuation, title, tenancy, deposit, source of funds, company records and borrower evidence. Completion depends on the lender and solicitor being satisfied.
The lender makes the final decision. Vortex cannot guarantee approval, a particular loan amount, rate or completion date.
Buy-to-let broker comparison
Going direct supplies one lender’s product set and criteria. A broker comparison can consider more than one suitable route and package the case around the lender selected.
I expect the shortlist to explain rental stress, loan to value, rate, fees, ownership criteria, property policy, portfolio treatment, documents and what remains unconfirmed.
