Why LTV drives your rate
Loan-to-value is the loan as a percentage of the property value. It is the single biggest lever on your pricing: lower LTV means lower risk to the lender, so a sharper rate. On bridging and development the same rule applies, often expressed as loan-to-cost or loan-to-GDV.
Typical LTV ceilings
- Bridging: up to ~75% of value (higher with extra security)
- Buy-to-let: up to ~75–80%
- Commercial: ~70–75%
- Development: up to ~70% of GDV / 90% of cost
