Why LTV drives your rate

Loan-to-value is the loan as a percentage of the property value. It is the single biggest lever on your pricing: lower LTV means lower risk to the lender, so a sharper rate. On bridging and development the same rule applies, often expressed as loan-to-cost or loan-to-GDV.

  • Bridging: up to ~75% of value (higher with extra security)
  • Buy-to-let: up to ~75–80%
